Local SEO for independent storage facilities — by an owner, not an agency

Your facility is losing rentals to competitors who are easier to find on Google. Mine were too — until I fixed it.

I own six self-storage facilities in Minnesota and Wisconsin. I found wrong phone numbers on our directory listings, rent buttons that sent customers to the wrong town, and websites Google couldn't see. I fixed all of it myself. Now I do the same fixed-price cleanup for other independent owners — and I show you everything I did.

The three leaks

Where independent facilities lose rentals

Every audit I run finds some mix of these three. Every one of them is fixable — once, permanently.

1

Invisible in the map pack

Most renters pick from the Google map results and never scroll further. If your Google Business Profile is unclaimed, half-empty, or has three reviews while the chain down the road has forty — you're invisible at the exact moment someone needs a unit.

2

Poisoned listings

Directory sites list your facility with old phone numbers, old prices, and wrong addresses — sending YOUR customers to dead lines. I found a listing for one of my own facilities showing a phone number that wasn't ours. It had been wrong for years.

3

A website Google can't rank

Template titles, no prices, missing pages for the services you actually sell, broken rental links. One of my facilities had a "Rent Now" button that sent customers to a facility four hours away. Nobody had ever checked.

Why an owner, not an agency

I'm Scott. I own six storage facilities. This started as fixing my own problem.

My family operates six self-storage facilities across Minnesota and Wisconsin — small-town facilities in places like Hackensack, Keewatin, Park Rapids, Eagle River, Bovey, and New Richmond. The same kind of facility you probably run.

When I finally dug into why our phones weren't ringing, what I found made me sick: a directory listing with the wrong phone number. A "Rent Now" button pointed at the wrong facility. Websites that didn't show up on page one — even in towns of 1,000 people. Old duplicate websites confusing Google. Money leaking out of holes nobody had ever looked for.

So I learned how to fix it. All of it — Google Business Profiles, directory cleanups, website repairs, review systems. Six facilities, top to bottom. Then I realized every independent owner has the same holes and the same two bad options: a marketing agency that charges $500+ a month forever and doesn't know a roll-up door from a swing door — or ignoring it while the REITs take your tenants.

So here's the third option: an owner who's done it, does it for you, once, at a fixed price, and shows you everything. No subscriptions. No contracts. No jargon.

Real findings, real facilities

Things I've actually found and fixed

From my own six facilities and audits of others. This is what's hiding in your online presence right now.

Wrong phone number, live for years. A national directory listed a number for one of my facilities that wasn't ours. Every customer who found that listing called someone else.

A rent button pointed at the wrong town. Website buttons sent renters to a sister facility four hours away. Rentals were being completed — for the wrong property.

A 4.9-star facility that Google ignored. One audit found a facility with 114 five-star reviews that didn't appear on page one in its own city — while a competitor on the same website software held two spots. Reputation wasted by setup.

A four-location operator with an address that contradicts itself. Their own homepage said "N Main St" in the text and "S Main St" in the map link. Google notices things like that — and trusts you less.

Duplicate websites fighting each other. Old versions of sites still live on forgotten hosting, splitting Google's trust in half. Two of my own domains had this. Fixed in an afternoon — after years of damage.

Straight answers

Questions owners actually ask

Can you guarantee I'll rank #1?

No — and nobody honest can. Google decides rankings. What I guarantee is the work: every deliverable listed, done and documented with screenshots. In small markets, fixing the basics is usually enough to move you into the map pack, and I'll tell you honestly what I expect for your town before you pay a dime.

How long until I see results?

The fixes are immediate — wrong phone numbers corrected, profile live, website repaired. Google's response takes 30–90 days as it recrawls and rebuilds trust. That's why the report leads with what was fixed (verifiable day one), not ranking promises.

What do you need from me?

About 20 minutes: your correct business info, manager access to your Google Business Profile (or we create it together), and either website access or your web person's email. I send one onboarding email that lists everything.

Why not just hire an agency?

You can — they're $300–$900 every month, forever, and most have never set foot in a storage facility. I charge once, I own six facilities, and my incentive is your before/after report being impressive enough that you tell other owners. Different business model, different behavior.

Do you work with facilities near your own?

No. I don't take clients who compete directly with my facilities — it wouldn't be fair to either of us. Anywhere else in the country, I'm all yours.

What if my listings are already fine?

Then the free report says so and we're done — you lose nothing and gain a checkup. It happens. Not often, but it happens.
